Can I require a minimum term?

Of course. While listing the space on a month to month basis is the most popular option, owners can list their properties with a minimum term of anywhere from 1 to 36 months.

How do owners get paid?

Kubycks collects the funds from the guest and pays the hots by direct deposit or check. You’ll get the payment on or before the 10 th of the next month of the booking.

How does this work with a broker?

Owners and guest can be represented by brokers, and Kubycks pays commissions to brokers out of its fees (not to exceed 20 % of total fees collected by Kubycks)

How is space priced?

Owners set the retail price of each space listed on the platform. Prices on the Kubycks network are quoted on a gross/full-service basis, so owners should gross up the cost of their space to include operating expenses, taxes, and utilities before selecting a price for the space.

How much does it cost?

Kubycks charges only 22% of the hourly, daily, weekly or monthly fees collected from tenants.

Is not a LEASE!!

By not entering into a lease agreement, the availability of your space stays open and dynamic, giving you the control of how and when make it available to others. What you’ll have instead is a Space Sharing Agreement that lays out all the terms by which owners license the use of their space to a prospective Guest. By standardizing the main terms of the agreement, the owner and guest can transact in a matter of minutes online and avoid the tedious and sometimes expensive process of negotiating a traditional lease document.

What about insurance?

Hosts are required to have insurance in the space as part of the agreement to share the space. Guests are not required to maintain business insurance during their occupancy.

What type of properties are on the platform?

The Kubycks platform provides access to a broad range of flexible space options and supply partners including coworking spaces, offices, classrooms, mechanic or any workshops, private business sublets, churches, dance and music studios, commercial kitchens, commercial storages, beauty salons, and many more.
